At Connect, we have contracted with Rich Casto & Company to produce some of the most informative and educational videos for our agents. These videos and training sessions are at your disposal whenever you need a quick review or have time for continuing education. The training series is also designed to assist Mentors and Trainees in conjunction with our mentorship program.

With the recent downturn in the real estate market these companies are now telling their reps to go after real estate agents and I personally have been approached so many times over the last 6 months that I’m afraid to answer the phone or go out of the house! 

I am a big fan of the MLM concept and the leverage of time to make money.  Agents need to be aware that it takes a lot of hard work and time to be truly successful with any of these opportunities.  You will quickly run out of family and friends ( and may even loose some if you come at them with your opportunity over and over) and have to learn the fine art of attraction marketing ( more money to spend as there are a ton of mlm gurus out there ready to sell you a” great system”) in order to become successful and make the money you can make if you take the time to do so.

 But what really surprised me was the mandatory $10 to put up and $10 to take down a sign fee! 

Companies are struggling right now to bring in enough extra money to stay alive and are in turn offering less and less to their agents and expecting more and more from them.  Even adding additional fees for putting up signs?  Might be a great service for busy listing agent, I guess here the point is agents did not have a choice.

Even worse as agent are finding their brokerages closing up shop without much warning leaving them to make some hasty decisions when it comes to finding a new place to hang theirlicense.  No time to look around can cost an agent dearly!  Especially if the compensation plan and fee structures are complicated and hard to calculate.

Agent have the right to expect a company to provide more than just a Big Name.  Agents have the right to expect a larger cut.  Agents have the right to expect their company to be fiscally sound and not have to worry about doors closing or services cut.

Those who choose to open a new real estate companyby going it alone or buying into an already established franchise are faced with the huge task of attracting agents and grow a large enough book of business to survive or turn a profit. 

They are forced to charge the agents that they do find fees that make it very hard for agents to stay even when they really want to stay.

  If you look at the value of one agent doing an average business ( national average is 6 trans a year) @ 3% of let’s use $175,000 is $5250.00 at a 70% split a company can expect to make $9450 off that agent.  ( sounds pretty good right?)  If that is all they ever do, that is all you will ever make.

So when I say you can grow the largest company the largest real estate firm in this or any market this is all done with the power of teams….think about it with time you can sponsor 10 agents and help them achieve 10 agents who in turn achieve 10 agents…you would collect commissions from 1110 agents. Oh my gosh! if they closed just the national average you would be getting 4% of the gross commission of 6660 closings!

   Can you do that by purchasing a franchise?  Oh and did I mention, you don’t even need a Brokers license to accomplish this?  Hummmmm

This reality has turned into a catch 22 for most agents.  After they pay their fees each month to their brokerage( on top of the fees they pay to their local MLS and Realtor Association!)  there is not much left over for extras like websites with IDX capabilities, Realtor.com, virtual tours, transaction management etc….
